Intro
Lloret over the yearlong project, undertook the Master Systems Integrator (MSI) role for the Cat-B Fit-Out of the office refurbishment at 24 Endell Street – PATRIZIA‘s International HQ.
Our Smart Team selected and installed sensors that were integrated into an end-user platform, creating a user-friendly smart building. The MSI role we undertook made sure all building networks and sub-systems (new and old) were securely connected, integrated and verified to a single converged building network, transmitting data for Patrizia to use.
Systems Installed
A key part of Lloret’s MSI role included the deployment of Trigrr’s building operating platform, being the central hub for system control and analytics for Facility Management to use. We selected, supplied and installed several advanced sensors to monitor the building’s activities – occupancy, movement and environmental air quality.

- Terabee for footfall counting
- Awair for measuring indoor air quality
All the sensors transmit data to Trigrr, enabling end-users to create analytics, automate responses and optimise building performance. For example, systems can adjust based on occupancy levels, air quality, or pre-set environmental rules to reduce the energy use without compromising comfort.

The building went onto win the ‘Development of the Year’ at the 2025 PROPS Awards, congratulations to all those involved in the transformation of 24 Endell Street.
